Typically, there are no repayments and you are guaranteed to remain in the property as long as you are able. There are two main types of equity release, lifetime mortgage and home reversion.
A lifetime mortgage is a long-term loan secured against your home. It's repaid when you die or go into long-term care. Interest is usually 'rolled up' and taken from the remaining part of the equity but it can also be repaid on a monthly basis. If the interest over time is more than the remining equity in the property you don't have to repay more than the value of the property.
With a home reversion scheme, you sell all or part of your property in return for a tax-free lump sum, a regular income, or both, but stay on in your home as a tenant, paying no rent.
